Selling a Property Doesn’t Always Begin with Listing It

Sometimes, the most important question comes first: Is now the right time to sell?

That was exactly the decision facing the owner of an exceptional 147 m², three-bedroom apartment overlooking Puškin Square in Prague’s prestigious Bubeneč district. After a major life change and moving into a family home, he began considering what to do with his former residence. The apartment was not only a valuable asset but also a home he had thoughtfully created over many years. One option was to keep it as an investment and rent it out.

After carefully evaluating the situation together, we recommended selling.

Our advice was based on a deep understanding of the local market, sustained demand in this part of Prague, and—above all—the quality of the property itself. We knew that the combination of a prestigious address, an unusually spacious layout rarely found in Bubeneč, a high-end renovation, and the apartment’s distinctive character would appeal to a very specific group of buyers.

That assumption proved correct sooner than expected.

Among them was a client who had been searching for a home in Bubeneč for quite some time. She was looking for a spacious family apartment with three bedrooms, two bathrooms, and, most importantly, one that required no major renovation and felt like home from the moment she walked in.

After several viewings, it became clear that we had found the right buyer for the right property.

Finding a Buyer Is Only the Beginning

Reaching agreement on the property itself is only one part of a successful real estate transaction.

One of the buyer’s key requirements was to take ownership with a clear title. Although we identified the right purchaser relatively quickly, the next stage involved coordinating the release of existing liens and aligning the legal and financial requirements of both parties to ensure the transfer was completed securely and within the required timeframe.

This is where, in my view, the true value of a real estate advisor becomes most evident. It is not enough to connect supply with demand.

Our role is to guide clients through the entire transaction and keep every moving part together.

In this case, we also managed the transition of the apartment’s furnishings. The buyer ultimately decided to redesign the interior according to her own vision, so we coordinated the removal of the remaining furniture. As the transaction took place during the summer holiday season, this required careful scheduling with multiple contractors and service providers.

At the same time, we arranged early access for the new owner so she could measure the apartment for her future interior design. We then organized the complete clearance and professional cleaning of the property, the formal handover, utility transfers, and the delivery of meticulously preserved technical documentation, which will support her future renovation and furnishing plans.

The result was a successfully completed transaction valued at CZK 43 million.

The previous owner had created this home with exceptional care. It was evident in the quality of the renovation, the materials he selected, the attention to detail, and the condition in which he handed it over years later. For him, it was never simply an investment—it had been his home.

It was especially rewarding to see the new owner develop the same connection to the property. She wasn’t simply purchasing 147 square meters on one of Prague’s most desirable addresses. She had found the place she had been searching for—a home where her family could begin its next chapter.

Throughout the transaction, a genuine sense of trust and mutual respect naturally developed between buyer and seller. For the previous owner, and for me, it was meaningful to know that the apartment was being passed on to someone who truly appreciated what had been created there and would continue to care for it.
