Some properties truly do find their owners. That was certainly the case with this exceptional villa at Slapy, which, after more than a year and a half on the market, has found its new owner. It will become a place of inspiration, family gatherings, and the future studio of Rony Plesl, one of the Czech Republic's most acclaimed sculptors, designers, and glass artists.

New Studio, New Inspiration: Rony Plesl will create at Slapy

From Karlín to a Place of Peace and Inspiration

For many years, Rony Plesl has been closely connected with urban life in Prague's Karlín district. Yet he was searching for a place that would offer not only peace and quiet for his creative work, but also a deeper connection with nature and a setting where he could spend meaningful time with his family.

While Prague remains his home, he longed for a retreat he could escape to on a regular basis—a place to create, relax, and recharge away from the pace of the city. He was looking for a property with a distinctive atmosphere, one that would naturally nurture his creative process. He found exactly that at Slapy.

What struck you most when you first visited the property?

Rony Plesl: The magnificent mature pine trees and other large trees—something you simply can't buy in any shop—as well as the taste and sensitivity with which the original owners created the property.

Was there a particular moment during the viewing when you realized this was the right place for you?

Rony Plesl: I could immediately picture my children here, just as I did when I first saw my apartment on Anežská Street in Prague 1. A childhood filled with hidden corners waiting to be discovered.

What will Slapy represent for you, and what role will this place play in your life and creative work?

Rony Plesl: I want to work more with my hands, just as my ancestors did—both as a sculptor and in the garden.

A Unique Property. A Unique Client.

The property at Slapy captivated its new owner not only with its exceptional setting near the forest and reservoir, but also with an architectural design that seamlessly connects the interior with the surrounding landscape. Originally a historic residence, it was thoughtfully transformed into a contemporary home in collaboration with Claude Reyre, the Swiss architect who served as the court architect to Italy's House of Savoy. The result is a rare combination of timeless architecture, natural light, and an intimate connection with nature.

The English-style villa, with its elegant interiors and mature landscaped garden, will provide Rony Plesl with a place to unwind and spend time with family and friends. His plans also include building a new studio within the garden, creating a dedicated space for the next chapter of his artistic work.

LEXXUS NORTON: A Trusted Partner

When it comes to exceptional homes, the decision is rarely based on specifications alone. Atmosphere, character, and the emotional connection a place creates often matter most. For Rony Plesl, this was never simply about finding another house—it was about discovering a place with soul, one that would inspire both his personal life and his creative practice for years to come.

"From our very first conversation, it was clear that we weren't looking for just another property—we were searching for a place with soul. We had spoken about Slapy for quite some time, and when we arrived for the first viewing, it was immediately obvious that there was a genuine connection between Rony and the house. Being part of this journey and guiding him through every stage of the transaction was both a professional privilege and a personal honour," says Michaela Svobodová, real estate agent at LEXXUS NORTON.

What role did Michaela Svobodová play in helping you purchase this property?

Rony Plesl: "The most important things often happen almost by chance. I know exactly what I'm looking for, but when it comes to making a decision, I need calm, empathy, and understanding—not pressure. I make my decisions emotionally, and that can be risky unless you have someone by your side who truly understands you. Michaela was that person, and her role was essential."

From the very first conversation and property viewing through to the successful completion of the transaction, the entire process was built on mutual trust, open communication, and a shared understanding of what truly mattered. Michaela Svobodová, real estate agent at LEXXUS NORTON, guided Rony Plesl through every stage of finding and acquiring this exceptional home—from the initial introduction to the property to the successful closing of the sale.
