When a strategic location, thoughtful marketing, and top-tier real estate service come together, results soon follow. The Churchill Residence project, developed on the border of Prague’s city center and Vinohrady, is a perfect example of this.

An Exceptional Property, an Exceptional Approach

Churchill Residence offered the market 57 luxury apartments ranging from studios to spacious five-room layouts. Underground parking, storage units, a high standard of finishes, and breathtaking views of Prague Castle were all part of the package. The architectural design was created by the renowned Aukett studio, and from the very first drafts it was clear this would be an extraordinary project.

But even the best project doesn’t sell itself. The key to success was a well-calibrated pricing strategy and a precisely targeted strategic sales and marketing plan prepared by the LEXXUS NORTON team.

A Strong Brand. Strong Results.

From the beginning, we featured the project on our website and introduced it to readers in our NORTON magazine. In addition to our in-house marketing resources, we engaged an external agency when needed. However, a crucial role was played by our internal database and personal contacts, which allowed us to reach the right clients at exactly the right time.

15% of the apartments were sold through direct off-market outreach via our own contacts. In total, 80% of buyers purchased their apartments in cash without a mortgage — mainly investors seeking certainty and stability. 40% of buyers were companies, and nearly 20% were foreign clients, often with permanent residence in the Czech Republic.
