More than ten years of gradual development, almost 150 apartments and over 70 family houses. The Bydlení Jinočany residential project is now closing its final chapter. The concluding BETA 3 phase has sold out, and the last family homes have found their owners.

After more than a decade, Bydlení Jinočany is sold out. LEXXUS NORTON has sold over 200 apartments and family homes

The project began to take shape in 2013 on the outskirts of Jinočany, in the area between the town centre, the railway station and Hornická Street towards Rudná. Over the course of more than a decade, several phases of apartment buildings and family houses were gradually developed here, creating what is now a cohesive residential neighbourhood.

From the first homes to a new residential neighbourhood

Bydlení Jinočany was not conceived as a one-off development project. The location evolved gradually, with each phase responding not only to the transformation of the area itself but also to changing buyer expectations regarding layouts, technologies and living comfort.

A characteristic feature of most of the family houses is their pitched roofs with practical attic space, while the western part of the development also introduced a more contemporary architectural concept with flat roofs. The project was developed by an Irish investment group led by architect and developer Ambrose F. Kelly, who placed strong emphasis on both the quality of the individual homes and the overall urban design of the area.

The result is a neighbourhood comprising almost 150 apartments and more than 70 family houses, which has gradually become an established part of Jinočany.

The final 14 family houses

The final stage of the project was BETA 3, comprising a total of 14 family houses with 5+kk layouts. The homes offer approximately 145 m² of living space, a private garage and plots ranging from 400 to 500 m².

With the sale of the final units, the commercial phase of the project is now coming to an end. Construction of the last houses is still under way, and once completed, it will mark the conclusion of more than a decade of development across the entire location.

A project evolving together with the market

In a project developed over more than ten years, not only the real estate market but also buyer preferences naturally change over time. Long-term work with pricing, unit mix and the way the project was presented therefore became an important part of the overall strategy.

LEXXUS NORTON represented the project as its exclusive sales agent. Its consulting team was involved across the individual phases in pricing, sales mix, layout composition and the monitoring of competing projects. This work was followed by marketing activities that continuously adapted the communication strategy to the relevant target groups.

“Bydlení Jinočany is a project we represented as the exclusive sales agent and which attracted strong client interest from the very beginning. We are therefore delighted that the final family houses in the last phase have now also found their owners,” says Marianna Aydinyan, Sales Director at LEXXUS NORTON.

Jinočany as an alternative to living in Prague

One of the reasons for the project’s long-term appeal was the location of Jinočany itself. The municipality offers both rail and road connections to Prague while retaining a quieter residential character.

The area offers a kindergarten and primary school, shops and services, while the surrounding countryside provides opportunities for sport and leisure, including cycling, walking and golf. The combination of local amenities, nature and accessibility to the capital remained one of the project’s key advantages throughout its development.

The final chapter of Bydlení Jinočany

The sell-out of the final phase brings to a close a project that evolved together with both the location and the residential market. Over more than a decade, the original development grew into a new residential neighbourhood that has gradually become home to hundreds of residents.

For LEXXUS NORTON, the completion of sales also marks the conclusion of a long-term partnership that went far beyond the sale of individual properties and included continuous work with the product, pricing, market conditions and marketing strategy.
