Via Sancta offers a fully integrated smart home management system that allows you to control heating, lighting, shading, and security remotely via an app. Standard features include air recovery for a healthier indoor environment and lower heating costs, triple-pane windows for thermal and acoustic comfort, and roofs pre-wired for the installation of photovoltaic panels. Heating and cooling are provided by heat pumps with geothermal wells, which ensure a stable and renewable energy source at minimal operating costs.
 

“We are convinced that technology should save time and money and provide comfort, not burden people,” says Aram Novel Marutian. Marianna Aydinyan, director of the development projects division at LEXXUS NORTON, which has been granted exclusive sales rights for the project, adds: “Via Sancta is a truly unique development—it’s forward-thinking not only in terms of design but also in terms of long-term sustainable and cost-effective operation.”
 

Quality in Every Detail

Each apartment features three-layer hardwood floors, large-format wall and floor tiles from a prestigious Italian brand, and top-of-the-line bathroom fixtures. Wood-aluminum triple-pane windows provide excellent thermal and sound insulation and complement the timeless style of the interiors. “True luxury is the quality you experience in everyday use—an apartment must be comfortable, durable, and easy to maintain,” says Marianna Aydinyan.

A Complex That Brings the Community Together

At the heart of the Via Sancta project is an amphitheater for neighborhood gatherings and cultural events, complemented by community gardens, relaxation areas, playgrounds, and a workout zone for various age groups. The project is surrounded by lush park greenery, with a golf course nearby and a new bike path running directly around the complex.

Emphasis is also placed on the long-term energy efficiency of the entire complex. “We’re not interested in green labels, but in solutions that will still hold up in 20 years,” says Aram Novel Marutian. This innovative approach to environmental responsibility is confirmed, among other things, by the sustainability award the project received in the prestigious Real Estate Project of the Year 2024 competition.

Vinoř is a unique location—it combines a peaceful environment, historic charm, and excellent transportation access. In the immediate vicinity are the Vinoř Nature Park, Ctěnický háj, Vinoř Castle, and all civic amenities. Residents can reach the center of Prague by car in 20 minutes, but thanks to connections to public transportation, they can get by without one.
