The development group IMMO Building, in cooperation with real estate agency LEXXUS NORTON, is launching the official sales of the TAND:EM Horoměřice residential project on 14 July 2026. The new semi-detached residential building will offer only six apartments ranging from studios to 3-bedroom layouts, each with its own private outdoor space, parking, and high-quality finishes in a peaceful location with quick access to Prague.

TAND:EM Horoměřice enters the market. Six apartments with private outdoor spaces offer Prague within reach, while putting tranquility first.

The TAND:EM Horoměřice project demonstrates that living beyond the city limits of Prague is no longer simply a compromise between price and distance. Quite the opposite. Smaller developments in established residential locations are increasingly appealing to clients who want to remain close to the city while also prioritising privacy, greenery, and a more intimate residential atmosphere.

Our goal was to create a boutique-scale project where every apartment is carefully designed down to the smallest detail and provides a high-quality setting for everyday life. We focused primarily on functional layouts, private outdoor spaces, and a high standard of workmanship. The result is a project that combines modern living with excellent accessibility to Prague and the pleasant residential environment of Horoměřice,” says Jaroslav Žahourek from IMMO Building.

Six apartments. Each designed for a different lifestyle.

TAND:EM is designed as a symmetrical semi-detached residential building with six apartment units. The offer includes apartments ranging from studios to 3-bedroom layouts, meeting a variety of lifestyle needs – from first-time homes and couples’ residences to comfortable living for smaller families.

The ground-floor apartments will feature private gardens and terraces, while the upper-floor units will offer spacious balconies. Each apartment therefore comes with its own outdoor area, naturally extending the living space and allowing residents to enjoy time outdoors in the privacy of their own home. The project also includes outdoor parking spaces.

The architecture of the project is based on simplicity, clean lines, and a functional connection between the interior and exterior. The wooden façade, large windows, and timeless design give the building a distinctive character while respecting the surrounding residential development.

A carefully considered standard down to the smallest detail

The project also places strong emphasis on high-quality equipment and finishes. The standard includes large triple-glazed windows with preparation for external blinds, wood-effect vinyl flooring, underfloor heating, large-format ceramic tiles, bathroom tiling, and a heat recovery ventilation system in all living areas. The second floor is prepared for air-conditioning installation.

The materials and design elements have been selected to support practical use of space and create a pleasant atmosphere in every apartment. The project does not rely on extravagance, but rather on thoughtful details that have a real impact on everyday living comfort.

“We have been observing long-term client interest in projects that combine easy access to Prague with a calmer residential environment. Private outdoor space, practical layouts, and overall quality of standards play an increasingly important role today. TAND:EM Horoměřice is the type of project that can appeal both to those looking for their first home and to clients seeking a comfortable apartment with greater privacy and convenient access to the city,” adds Marianna Aydinyan, Chief Commercial Officer of LEXXUS NORTON real estate agency.

A home in Horoměřice, with Prague within easy reach

Horoměřice is one of the most sought-after residential locations on the northwestern outskirts of Prague. It offers all essential amenities for everyday life, including schools, kindergartens, shops, sports facilities, and medical services. A major advantage is the fast connection to Dejvice, Prague Airport, and the city centre.

The location also benefits from its proximity to nature. Šárka, Únětice, and Kozí hřbety invite residents to enjoy walks, running, cycling, and family trips. This unique combination of urban accessibility and natural surroundings is one of the reasons why Horoměřice has long been a popular choice for residential living.

Sales managed by LEXXUS NORTON

The sales process is managed by LEXXUS NORTON, a real estate agency with long-standing expertise in new-build developments, premium properties, and investment real estate in Prague and its surroundings.
