The family houses in the Bydlení Kbeličky project are now completely sold out. The Bydlení Kbeličky residential project by developer IMMO Building in Prague 9 has attracted attention from the very beginning thanks to its combination of modern architecture, a peaceful setting, and excellent access to downtown Prague.

The offerings included two-story single-family homes ranging in size from 107 to 152 m², available in either a 4+kk layout with a study and two parking spaces or a 5+kk layout with a garage and a parking space.
Prospective buyers appreciated not only the practical floor plans and private gardens with terraces, but also the higher standard of construction. The homes featured, for example, energy-efficient gas boilers, triple-pane windows, provisions for air conditioning and exterior blinds, as well as rainwater collection tanks. Each home was also prepared for the installation of solar panels, and in selected homes, solar panels were already included as standard, with these homes achieving an A energy efficiency rating (PENB).


The location itself played a significant role in the project’s appeal. Prague 9 has long been among the most sought-after city districts, offering a balanced mix of urban convenience 
and a more pleasant residential atmosphere. The area surrounding the project offers a full range of community amenities, including schools and preschools, shops, services, and opportunities for leisure and sports activities.


The single-family homes in the Bydlení Kbeličky project appealed to prospective buyers primarily through their emphasis on practical and comfortable living for everyday life. In addition to well-thought-out floor plans 
and appropriate spatial design, the overall character of the project also played an important role, offering housing within a developing residential area while still within easy reach of the capital city.


The successful sell-out of the single-family homes confirms that there 
continues to be steady demand for well-designed residential housing in Prague. The Bydlení Kbeličky project has thus met the demand for properties that combine functional architecture, practical layouts, and an easily accessible location.


Construction of the project continues. The current offering includes the last two 1+kk units with gardens of up to 120 m², which may be an attractive option both for owner-occupancy and 
as an investment opportunity.


The sale of all the single-family homes marks an important milestone in the further development of the Bydlení Kbeličky project and confirms that a well-thought-out residential concept in a prime Prague location has a solid place in the market. Moreover, the new neighborhood comprises not only the housing itself but also a gradually emerging community of residents and new amenities for everyday life. Across from the project, a new sports academy for preschoolers is currently under construction, featuring a multipurpose hall, an outdoor sports field, and spaces for community activities, which will further support the development of the entire area.
