The Via Sancta Project in Vinoř Begins Construction

Prague, Vinoř – The exceptional Via Sancta residential project by the renowned company Atlantis Development is entering the construction phase. A ceremonial groundbreaking took place in the middle of this week, symbolically marking the start of construction. The event was attended by representatives of the investor, the general contractor KASTEN, the architects, the exclusive sales agent LEXXUS NORTON, and officials from neighboring city districts—Vinoř Mayor Michal Biskup, Přezletice Mayor Tomáš Říha, and Kbely Deputy Mayor Ivana Šestáková.

The start of construction marks the end of several years of preparation, during which the project was developed through an open dialogue with the public and local government.

“At the beginning, it was a proposal that we discussed quite intensively with the public and the municipal council. Gradually, however, we managed to reach a consensus and incorporate feedback so that the project would make sense for the investor, the municipality, and its residents alike. That progress is visible today,” says Michal Biskup, mayor of Vinoř.

“From the start, we wanted the project to reflect not only our vision but also what makes sense for the location. Discussions with the municipality and local residents were important to us, and the final design is the result of those discussions,” adds Aram Novel Marutian, Chairman of the Board of Atlantis Development.

Emphasis on the Environment, Not Just the Housing Itself

Via Sancta is designed as a residential complex that, in addition to the apartments themselves, integrates with the surrounding area and public spaces. The project consists of low-rise buildings with a smaller number of residential units, complemented by community gardens, playgrounds, sports areas, and a small amphitheater. Amenities and services are also planned directly within the complex. Parking was another key consideration—the project therefore includes a sufficient number of parking spaces, including provisions for electric vehicles.

“Today’s clients are concerned not only with the apartment itself, but also with how the entire neighborhood will function. We see this as a major strength of Via Sancta,” adds Marianna Aydinyan of LEXXUS NORTON.

Technology and Operational Efficiency

The project utilizes technologies designed to reduce energy consumption and operating costs over the long term. It employs geothermal heat pumps, a heat recovery system, and smart home automation. Provision for solar panels is a given, as is an emphasis on high-quality building materials.

According to the developer, the goal is to design housing that will stand the test of time—not only in terms of design, but above all in terms of functionality and operating costs.

The project is already on the market and offers units finished to a high standard, ranging from 1+kk to 3+kk layouts, complete with terraces, balconies, and front gardens. In the first phase, approximately 20% of the apartments have been sold so far, confirming the interest in this type of housing in the northeastern part of Prague.

Vinoř as a Stable Residential Location

Vinoř has long been among the areas that combine a quieter environment with easy access to the city center. The project is surrounded by a nature park, Ctěnický háj, and all necessary community amenities. The plan also includes connections to bike paths and other infrastructure for recreational activities.

Completion of the first phase of Via Sancta is scheduled for 2028.
