“Underestimating how much the visual aspect of an interior affects the final return. Clients choose mainly with their eyes—and first impressions are decided within seconds. We often see apartments with a good layout, but they lack harmony, thoughtfulness, or atmosphere. Typical problems include a lack of storage space, a poorly designed kitchen, or furniture that doesn’t visually come together as a whole. And the most expensive part is usually what has to be redone in two years.”
In your opinion, what most influences the appeal of an investment apartment today?
“Definitely the overall feel of the space. Clients are very sensitive to the atmosphere of the interior—lighting, materials, color harmony, and the practicality of the layout. Often, it’s the details that determine whether an apartment feels pleasant, cozy, and memorable.”
Does a high-quality investment interior always have to be expensive?
“Not at all. Even with a smaller budget, it’s possible to create a very functional and visually appealing space. The key is knowing where to invest. A well-designed kitchen, high-quality lighting, ample storage space, or, for example, attractive window treatments can significantly elevate the interior.”
What works best for smaller investment apartments?
“Studio apartments and 2+kk apartments rent out significantly better when they’re furnished or at least partially furnished. Even just a few well-chosen elements can make a space feel cozier and increase its appeal.”
And what do clients appreciate most?
“That we can save them time and a lot of decision-making. Some just need advice on furnishings, while others want a complete turnkey solution—including styling and final photos or videos for presenting the property. What’s important to us is that the entire space not only looks good but, above all, functions well in the long term.”
